Safety, Cleanliness, Respect

To anyone who lives on the 6th floor or higher:

It’s Saturday Morning….Sitting at home watching TV.
About to start my day. I have my shades up so i can
see the hustle and bustle of the neighborhood. Then
out of no where I see something fall and land on my
small ledge in front of my window. I’m in 505 facing
the parking lot across the flower market.

I know what it’s like to take a little bit of time
alone and smoking a cigarette. I use to smoke. BUT
PLEASE, for EVERYONE safety and to protect EVERYONE’S
investment, their LOFTS/Home, and just for the general
cleanliness of the neighborhood and our block. PLEASE
DO NOT THROW YOUR CIGARETTE OUT THE
WINDOW!!!!SPECIALLY WHEN IT IS STILL LIT!!!! Yes, it
landed on my window ledge still lit!!!

This post is mainly directed to anyone who was
smoking in their Loft or fire escape on the 6th floor
and higher who has a Unit that faces the Flower Market
Parking Lot.

Back gate

I’m a fan of using the back gate coming into the building since I get home from work late and I go through that way when I work out in the morning. Lately, I’ve noticed that the gate hasn’t been closed all the way and like every individual in the building, I’m cautious and always concerned for my safety. Even though I know no one can get in without a key, I still think it is a security issue for accessing the building.

So just to harp – when leaving the building from the back gate, please check to make sure the gate fully closes. Thanks!

On January 24, Amar was robbed in front of our building:

I wanted to let you all know that I was robbed last night just outside the
building. It was 8:30pm and I was almost to the front entrance when two
guys drove up in a car and flashed a gun at me and demanded my wallet.
After I gave it to them, they started to drive away and I tried to get into
the building, but my FOB didn’t work. They reversed and came back and
demanded that I come back to the car. When I did, they gave me back my
wallet and drove away. All they took out was cash.

Although I feel this was an isolated incident and I’m totally unharmed (just
short $17), I wanted you all to know that this happened and to be careful
when you’re outside at night. I’ve talked to Trampas and he has promised me
that the HOA Board is and will continue to look into measures for improving
security. I’m also going to file a police report right now. Hopefully, we
can get the police to patrol outside this building more often at night.
This is the nicest building in the area. It should be better watched.

Do we need security camera’s or should we hire a security guard for night?

Update: The robbers were caught. Downtown News posts an article, confirming that this as an isolated incident and does not reflect our neighborhood:

Police have captured three people suspected of committing four
robberies in Downtown. The suspects, Roy Majia, 19, and brothers
Francis and Akeem Garcia, 18 and 19, are accused of four incidents of
jumping out of a car and holding up individuals with a fake gun, said
Lt. Tom Braschia. The first incident occurred Jan. 24 at 8 p.m. on
the 900 block of Santee Street when they allegedly attempted to rob a
construction worker. Half an hour later, the suspects robbed a person
entering a building on Eighth Street. They also allegedly robbed a
delivery man on Jan. 25 and a parking attendant at Third and Main
streets on Jan. 28. Police obtained a license plate number and
tracked the suspects to a home in South Los Angeles, Braschia said.
They received a search warrant and found the fake guns.

Roll Down Security Gates

The retail space owner (Issaic Lambert) installed roll down security gates without consulting the Board of Directors or homeowners. In addition to making our building look bad and depreciating our property values, this violates the CC&R’s

8.2.15 Exterior Uses (page 32)
No Owner shall use any area outside or upon the exterior faces
of the Project Building including areas outside of Unit windows
or any fire escape or other exterior fixture for any purpose
whatsoever ….

8.3.4 Windows Coverings (page 34)
No window in any Unit shall be covered in whole or in part,
inside or outside, with aluminum foil, newspaper, paint, tint,
or any other material reasonably deemed inappropriate for such
use by the Architectural Control Committee ….

I can also see this making it more difficult to sell the remainder of the units, as they would detract potiential buyers.

Update: Cidney provides us the latest status.

The issue regarding Isaac and his gates are between Isaac and MJW and
no one else.
This is a problem for us that both parties created.

That said…
Renea, the President of our HOA has contacted the Historical Society
and if you read her email you will see that someone is coming out to
take pictures. If they agree that the fa?ade of the building has been
damaged due to adding these gates then they will contact Isaac.

Renea will be copied on all correspondence between the Historic
Preservation Society, the City and everyone else directly involved.

Our only involvement is that it is our property and the gates, and the
gates were installed without the Board of Directors permission. And
the gates may put our property tax at risk as well as shelling out a
hefty fine.

That said…
We have to wait until the City and the HPS decide the fate of the
gates and our Mills Act Status.
Until then patience is the order of the day.

And please no one contact Isaac directly. His problem is with MJW.

I hope this clears up the issue as of now.
