I am considering some restructuring of the built-in closet. Do we still need to submit a proposal for those kinds of changes to MJW through Dave under penalty of the HOA making us undo the changes if we don’t? What is our status on that these days?
Also, still loving my loft every day.

Per the By Laws;
Home owners are to be given sufficient notice; the minimum time given is 10
days prior to a home owners meeting.
Prior to that notice and just as it did when an election was held,
homeowners are asked to, in writing, list any issues they would like
included.
Per the Board the management company mails the notice of the meeting along
with the ‘agenda, designating any issues that will be voted on. Included
with the memo stating date, time and location of the meeting and the agenda
is a proxy sheet with clear instructions stating that if you can not be at
the meeting your are to designate who you want to deliver your vote, another
words who are you giving your legal proxy to. If you do not have a signed
proxy at the time of the meeting you lose the right to vote; period! (Your
vote can not be divvied up among the home owners who are attending.)
I know I am not alone when I state that I am very frustrated by the lack of
communication either directly from the Board members themselves or through
their proxy, Selma at LB Management.

In a message to the mailing list, Jill mentions about the trash:
…… it’s a MESS back there and it has been for a couple of weeks now. And from what I see, one of the lovely tables from the roof was dropped/thrown or fell from up top (most likely from that party a few weeks ago). Where is our cleaning crew and what is their cleaning schedule?
I took the below photos of the trash room and recycle room tonight to show how it typically looks down in the basement.


As Jill mentioned, a copy of maintenance schedule to everyone would help. It would let us all know what the expectations are with the cleaning and if something was missed, so that we can communicate difficiencies to LB Prop. I’m curious to know how often the stairways should be cleaned. I’m one of the few that often uses the stairs and its slippery due to so much dust. In fact, if you rub your fingers on the floor, it turns black.
As for all the boxes there, my previous building’s policy is for everyone to break down your own boxes, so they can be stacked. Is that an expection of the cleaning people?
There is a computer monitor that’s been sitting in the recycle room for a while. Because California law prohibits electronic waste from being thrown in the trash, it should be disposed of properly. DWP provides information on what to do with these. If it still works, I would suggest whoever left it there to donate it. I usually take my junk unused electronics to the Goodwill Store on Broadway, between 2nd and 3rd.

I personally use Wells Fargo’s bill pay service to pay HOA dues and my mortgage automatically every month without any problems. This works well because I never have to do anything, except to make sure my bank account has enough money. I wonder if we have the option to receive paperless statements. Trying to minimize all my paper waste.

Does anyone have any concerns with LB Property Management? I know there are dirty hallways and stairways, broken freight elevator, filled up trash bins.
