After the fire department’s REG 4 testing, they requested that we test our smoke detectors in all everyone’s units twice a year. To test, all you have to do is press the button on it and if it beeps, you’re good. Now is a good time to test and we will have to test again the first of the year.
Please check your smoke dectectors and add a comment to this post when everything tests successfully, so your unit can be checked off. Selma will collect the results, so we can get signed off from the fire department. If you prefer not to write to a public site, please send a message directly to Selma.
A letter will also go out to all homeowners, but this will help make the process easier.

For our hot water problem, here is an update from Selma:
Plumber was at the building Saturday and was not able to remedy the problem. This morning we had different tech on site and he met two technicians from The Gas Company that were working on low pressure in the gas pipes. According to them there was no enough pressure in the gas pipe to ignite water heater. As I am writing you this email I am on hold with Gas Co trying to find out more details about what they did and if they were successful in fixing the problem. I’ll let you know.
July 10, 1:08pm update:
BST tech is working on the heater since 9 a.m. this morning and he just
informed me that he found out one of the problems is defective flow switch in the heater.
July 10, 4:40pm update:
….. They were trying to locate replacement part to finish the job today but many suppliers were closed or did not have the part. Ron the owner of the company BST stepped in and found replacement part that will be installed first thing tomorrow morning. Thank you for your patience and understanding.
July 11, 5:40pm update:
One boiler is up and running as of 5 minutes ago and the building will be supplied with hot water from that boiler in few hours. However, after they replaced the flow switch they found out that the circulating pump in the second boiler is not working properly and needs to be rebuilt. BST is working on getting all the necessary parts to start rebuilding the pump to have both boilers operating as soon as possible.

Its cold again and my heater doesn’t seem to be working. Does anyone else have any problems or is it just me.
Update: Looking in my inbox, Tess, Marcos, and Cidney have already reported heater problems. Message forwarded to Selma, but she probably won’t see it until Monday. Tess called the after-hours emergency service.
I am curious on why the heater continues to break? Is it a different problem everytime it stops working or is it the same problem that re-occurs. If the latter, are the repair people not fixing the problem correctly and what is the long-term fix?

Is anyone else concerned about the clicking noise coming from the elevator?
Update: Sent message to Selma around 5pm today
Selma,
The right elevator is making noises like it is hitting something.
When going up from lobby to 6th floor, I hear it a couple of times on
the way up. I’ve been working on my laptop on the 6th floor hallway
for the past 30 minutes and often hear something hitting the door
everytime the elevator passes.
Don’t know if it is related, I also notice some scratches on the right
elevator door looking from the 6th floor. Looks like the door scratches
a little when it opens and closes.

In a message to the mailing list, Jill mentions about the trash:
…… it’s a MESS back there and it has been for a couple of weeks now. And from what I see, one of the lovely tables from the roof was dropped/thrown or fell from up top (most likely from that party a few weeks ago). Where is our cleaning crew and what is their cleaning schedule?
I took the below photos of the trash room and recycle room tonight to show how it typically looks down in the basement.


As Jill mentioned, a copy of maintenance schedule to everyone would help. It would let us all know what the expectations are with the cleaning and if something was missed, so that we can communicate difficiencies to LB Prop. I’m curious to know how often the stairways should be cleaned. I’m one of the few that often uses the stairs and its slippery due to so much dust. In fact, if you rub your fingers on the floor, it turns black.
As for all the boxes there, my previous building’s policy is for everyone to break down your own boxes, so they can be stacked. Is that an expection of the cleaning people?
There is a computer monitor that’s been sitting in the recycle room for a while. Because California law prohibits electronic waste from being thrown in the trash, it should be disposed of properly. DWP provides information on what to do with these. If it still works, I would suggest whoever left it there to donate it. I usually take my junk unused electronics to the Goodwill Store on Broadway, between 2nd and 3rd.

To anyone who lives on the 6th floor or higher:
It’s Saturday Morning….Sitting at home watching TV.
About to start my day. I have my shades up so i can
see the hustle and bustle of the neighborhood. Then
out of no where I see something fall and land on my
small ledge in front of my window. I’m in 505 facing
the parking lot across the flower market.
I know what it’s like to take a little bit of time
alone and smoking a cigarette. I use to smoke. BUT
PLEASE, for EVERYONE safety and to protect EVERYONE’S
investment, their LOFTS/Home, and just for the general
cleanliness of the neighborhood and our block. PLEASE
DO NOT THROW YOUR CIGARETTE OUT THE
WINDOW!!!!SPECIALLY WHEN IT IS STILL LIT!!!! Yes, it
landed on my window ledge still lit!!!
This post is mainly directed to anyone who was
smoking in their Loft or fire escape on the 6th floor
and higher who has a Unit that faces the Flower Market
Parking Lot.

For the past several weeks, I have been using the a/c periodically without any problems. Tonight is the first cold night we’ve had in a while. When I turn on my heater, cool air blows out and continues to run. Does anyone else have this problem or is it just me?
Tomorrow night’s forecast looks pretty cold too.

Update: Per Selma’s 9:32am message, she will be contacting the HVAC Company.
Update 2: Heater is working for some units Friday night.

i’m a freak about clean air and water- which as you all know, are both terrible downtown. two links: 1)GREAT Merv rating air filters that fit our 18×18x1 systems. Filters run from $2 to $15 depending on the ability to clean the air. The filter i’m suggesting is the expensive one, but actually cleans your air of dust, pollen, spores, mold, dander, hangovers even. and your house will stay cleaner. don’t go to HomeDepot, they won’t have them. order them online via the link below. 2) The water down here is horrible. i found an amazing shower filter that takes all of the junk out and makes your hair and skin feel awesome. Some know, the chlorine in all municpal water turns to chlorine gas when heated as in a shower. then you get to breathe in the lovely chlorine gas. dangerous. This website is run by a guy that is helpful and gives a money back guarantee. if you remove the water restrictor, the pressure is 10x’s better than what we currently have. Be sure you check your air filter regularly. I checked mine a few months ago and it was pretty filthy. Your air conditioning and heater performance will definitely degrade with a clogged filter. The manufacturer’s owner’s manual recommends checking the filter every few months.
I ordered a several 18″ x 20″ x 1″ air filters from IAQSource in early January based on a list from a previous homeowner’s meeting. If you are on that list and haven’t picked up your filters, please come by unit 604 or contact me to schedule a time to make sure I’m around. The shared cost (including tax and shipping) is $7 for 2 filters or $9 for 3.

Does anyone have any concerns with LB Property Management? I know there are dirty hallways and stairways, broken freight elevator, filled up trash bins.
